Get an inspection after any storm that left debris in your yard, and start periodic checks around year ten in our climate. Small problems — a cracked boot, loose flashing, a clogged valley — are inexpensive while they are still small. Nearly every large interior repair we see started as something that a routine check would have caught.
What We Actually Examine
Roof covering condition, flashing at walls and chimneys, pipe boots and penetrations, vents, valleys and drainage paths, edges and eaves, visible deck condition, and — where access allows — the attic side for stains, daylight, damp insulation, and ventilation adequacy. The attic often tells the story the exterior cannot.
What You Receive
A plain-language written summary with photographs of anything of note, a clear statement of condition, and specific recommendations with urgency levels. Many inspections end with "your roof is in good shape, watch this one area." When that is the truth, that is what your report says.
