The Underlayment Is the Real Roof
On most tile roofs, the tiles shed the bulk of the water but the underlayment beneath is the actual waterproof layer. Tiles can outlast the underlayment by decades. That is why some tile roofs need the tiles lifted and the underlayment replaced even when the tiles themselves still look good.
Concrete vs. Clay
Concrete tile is heavier and usually less expensive; clay holds its color longer and has a classic look. Both are heavy enough that the roof structure has to be checked before any change of material. We walk you through weight, cost, and appearance honestly.
Repairs on Tile Roofs
Matching discontinued tile profiles, re-bedding ridge tiles, fixing slipped tiles, and resealing flashing are common tile repairs. A few broken tiles is normal maintenance; widespread slipping or interior stains usually point to underlayment age.

The tile is just one layer. The layers below and the edges where parts meet — valleys, walls, chimneys, and pipes — keep Florida rain out. A tile roof estimate that ignores those details is not a complete estimate.
