We look at roof covers, flashing, pipes, vents, drainage, the roof deck, and signs of water or storm damage. We also look in from the attic side when access allows — stains, daylight, and damp insulation often tell the story the outside cannot.

Before buying or selling a home, after a major storm, when your roof passes the 10–15 year mark, before a solar installation, or when your insurer asks about the roof’s condition. A periodic check also catches small problems while they are still small.

Florida insurers increasingly ask about roof age and condition, and wind mitigation inspections can affect premiums. While a formal wind mitigation report is a specific document, a roof condition check helps you know where you stand before your insurer does.
