Tile Roof Reality

Tile Roofs in Apopka: Underlayment Is the Real Roof

Apopka has beautiful concrete and clay tile roofs, and their owners are often surprised to learn the tile is not the waterproof layer. This page explains what actually keeps a tile roof dry and what that means for your maintenance budget.

Your Tile Will Outlive Your Underlayment

Concrete and clay tile can last fifty years or more. The underlayment beneath it — the actual water barrier — commonly reaches the end of its service life in twenty to twenty-five years in Florida heat. This mismatch is the single most important fact about owning a tile roof, and the reason a tile roof can leak while looking flawless from the street.

What a Re-Underlayment Involves

The fix for aged underlayment is not a new roof in the usual sense. Tiles are carefully removed and stacked, the old underlayment is stripped, new underlayment and flashing go down, and the original tiles are reinstalled with replacements for those that broke in handling. It is labor-intensive, and a written scope should state the expected tile breakage allowance up front.

Do Not Walk Your Own Tile Roof

This deserves its own warning. Tile carries weight only at specific points, and stepping wrong cracks it — sometimes invisibly, creating a leak months later. Homeowners who climb up to check after an Apopka storm frequently cause more damage than the storm did. Look from the ground or from a window, and let someone experienced walk it.

Common Tile Repairs

Slipped tiles, cracked field tiles, ridge and hip tiles with failed mortar bedding, and flashing that needs resealing are routine tile maintenance. The trickiest part is often sourcing: profiles and colors get discontinued, so matching a twenty-year-old tile can require salvaged stock. Keeping a small stack of spare tiles from your original install is genuinely valuable.

Weight, Structure, and Switching Materials

Tile is heavy, and a roof framed for shingle cannot simply receive tile without a structural review. That works both directions — if you are considering changing material on an Apopka home, structure and weight come before aesthetics in the conversation.
